Primary Bathroom

from$25,000

4–6 weeks

Primary suites: double vanity, large shower, often a freestanding tub.

  • Everything in the Full Remodel
  • Curbless or low-curb walk-in shower with linear drain
  • Double vanity, freestanding or drop-in tub
  • Large-format tile, heated floor option
  • New circuits for heated floor and towel warmer
  • Selection meeting with our designer

Not included: Fixtures above allowance; Steam units and custom glass to the ceiling, priced separately.

What moves the price

  • Moving plumbing. Keeping the toilet, drain and valve where they are is the single biggest saving. Moving a drain on a crawlspace is a day; on a slab it is a saw-cut and a pour.
  • Tile size and pattern. Large-format tile and herringbone floors take more labor per square foot than the tile itself costs.
  • Shower size and glass. A 60-inch alcove with a fixed panel is the low end; a walk-in with a door and return to the ceiling is the high end.

How long a bathroom remodel takes

  • Hall bath refresh2 weeks
  • Full hall bath2–3 weeks
  • Primary bath4–6 weeks

Times are working days on site after materials arrive. Custom vanities and special-order tile can add lead time before we start; we order before demolition so the room is not open while we wait. The week-by-week version is on how a Willow remodel runs.

Permits and inspections

A bathroom remodel needs a permit when plumbing moves, a circuit is added or a wall is opened. We pull it, attend the inspections (usually rough plumbing, rough electrical, shower pan and final) and keep the signed card for your records. In older homes, a permitted remodel also triggers California’s SB 407 rule to replace pre-1994 toilets, showerheads and faucets with water-conserving ones, which every Willow package already includes.

Bathroom Remodeling questions

How much does a bathroom remodel cost on the Peninsula?

It depends mostly on size and whether plumbing moves. Our three bathroom packages and their prices are at the top of this page; the line-item breakdown is on our bathroom remodel cost page.

How long does a bathroom remodel take?

About two weeks for a hall bath refresh, two to three weeks for a full hall bath, and four to six for a primary bath, counted from the day demolition starts.

Do I need a permit?

If plumbing moves, a circuit is added or a wall is opened, yes. Swapping a vanity or toilet in place usually does not. We pull the permit and attend every inspection.

Can I use the bathroom during the remodel?

No. The room is out of service from demolition to final. If it is your only bathroom, we schedule so the toilet is out for as few days as possible.

Can I choose my own tile and fixtures?

Yes. Each package has allowances; you can pick within them, go above them, or supply your own. We check quantities and lead times before anything is ordered.

What does the warranty cover?

Our workmanship and the waterproofing, in writing. The terms are on our warranty page.

How do payments work?

A deposit of $1,000 or 10% of the price, whichever is less, at signing; after that you pay as the work is completed. The full schedule is on our pricing page.

What should I decide before the site visit?

Whether you want to keep the tub, whether anything should move, and a rough budget. Photos of bathrooms you like help. Everything else we work out together.
