Open-Concept Kitchen

from$50,000

8–12 weeks

Kitchens where a non-structural wall or soffit comes out to open the room. Load-bearing walls wait for our B license.

  • Everything in the Full Remodel
  • Partition and soffit removal, ceiling and floor patched across the new room
  • Kitchen island with seating, plumbing and power
  • Flooring across the opened room
  • Electrical for induction where the panel allows

Not included: Load-bearing wall removal and beams; Panel or service upgrades, priced separately.

What moves the price

  • Cabinets. Cabinets are usually the largest single line. Painted existing boxes, IKEA, semi-custom and custom inset are four very different numbers.
  • Layout changes. Keeping the sink, range and fridge in place is the low end. Moving the sink to an island is the big jump.
  • Walls and soffits. Taking out a soffit or a non-structural partition adds framing, drywall and flooring across the opened room.

How long a kitchen remodel takes

  • Kitchen refresh2 weeks
  • Full kitchen4–6 weeks
  • Open-concept kitchen8–12 weeks

Cabinet lead time comes first: semi-custom cabinets usually take several weeks to arrive and custom longer. We order before demolition, so your kitchen is out of service only while we are on site. The week-by-week version is on how a Willow remodel runs.

Permits and inspections

A kitchen remodel needs a permit for new circuits and for moved plumbing or gas. We prepare the submittal, pull the permit and attend the inspections, including the Title 24 lighting and ventilation checks.

Kitchen Remodeling questions

How much does a kitchen remodel cost on the Peninsula?

Our three kitchen packages and their prices are at the top of this page; the line items are on our kitchen remodel cost page.

How long does a kitchen remodel take?

Two weeks for a refresh and four to six for a full kitchen, plus cabinet lead time before we start.

Do I need a permit?

For new circuits or moved plumbing or gas, yes. We pull it and handle inspections.

How do I cook during the remodel?

Most clients stay home. We seal off the kitchen and can set up a temporary sink and the old fridge in another room.

Do you install IKEA cabinets?

Yes. We assemble and install IKEA, semi-custom and custom lines, and we check every order against the drawings before it ships.

What does the warranty cover?

Our workmanship, in writing. Appliances and cabinets carry their manufacturers’ warranties, which we register in your name.

How do payments work?

A deposit of $1,000 or 10% of the price, whichever is less, at signing; after that you pay as the work is completed. The full schedule is on our pricing page.

What should I decide before the site visit?

Whether anything should move, which appliances you want (they set the cabinet sizes), and a rough budget. We take it from there.
