2. Written fixed-price estimate

What you do

Read it, ask questions, compare it with the others you have.

What we do

Itemize every line the way our cost pages do, with allowances shown. The price holds for 30 days.

What can slip

Large or unusual jobs can take an extra day or two to price properly; we tell you if so.

1–2 weeks

3. Design and selections

What you do

Choose tile, fixtures, vanity or cabinets and counters, with our help or your designer’s.

What we do

Check every selection for size, compatibility and lead time, then order before we open the room.

What can slip

Special-order tile and custom cabinets. We will not start demolition until they are confirmed.

Depends on the city; we pull it

4. Permit

What you do

Sign the owner authorization if the city asks for one.

What we do

Prepare drawings and forms, submit, answer plan-check comments and schedule inspections.

What can slip

City review times. Each city page lists what to expect there.

Bathroom 2–3 weeks · kitchen 4–6 weeks

5. Build

What you do

Clear the room and the path to it. Keep pets and kids out of the work area.

What we do

Protect floors, demolish, rough in, pass inspection, waterproof and flood-test, tile, install, clean daily, and send a short update every evening. Final walk-through and warranty at the end.

What can slip

Hidden damage behind walls. If we find it, we stop, show you and price it in writing before fixing it.

The build, day by day

Working days, Monday to Saturday, after materials are on site. Inspections are scheduled by the city and can shift a step by a day or two.
