What moves the price of a kitchen remodel
Cabinets
Cabinets are usually the largest single line. Painted existing boxes, IKEA, semi-custom and custom inset are four very different numbers.
Layout changes
Keeping the sink, range and fridge in place is the low end. Moving the sink to an island is the big jump.
Walls and soffits
Taking out a soffit or a non-structural partition adds framing, drywall and flooring across the opened room.
Electrical
Induction, double ovens and more lighting can push past what the panel carries; a service upgrade is its own line item.
Counters
Quartz is the middle of the range; quartzite, porcelain slab and waterfall edges are the top.
Slab or crawlspace
In an Eichler every drain and supply comes up through the slab, so moving the sink means cutting concrete.
Finish level
Cabinet line, counter material and appliance specs together decide whether a kitchen lands at the low or high end.
Kitchen Remodeling cost by city
| City | From | Note |
|---|---|---|
| Palo Alto | $15,000 | Base pricing. Green-building checklist and city permit fees apply; Eichler slab work is its own line item. |
| Menlo Park | $15,000 | Base pricing. County-permitted streets (West Menlo Park, Menlo Oaks) have different permit fees. |
| Atherton | $16,500 | Town design review, restricted work hours and long material carries on estate lots. |
| Hillsborough | +10–15% | Town architecture review and estate access. |

How much deposit do you take?
California caps the down payment at $1,000 or 10% of the contract price, whichever is less. After that, payments follow work completed.
How are change orders handled?
In writing, with the price, before the work. Nothing is added without your signature.
Do appliances count in the price?
Installation is included; the appliances are your purchase unless you ask us to supply them.
Is refacing cheaper than new cabinets?
Usually, if the boxes are sound and the layout works. If anything moves, new cabinets are the better spend.
When is the final payment due?
At the final walk-through, once you have signed off on the work. Nothing is due for work that is not done.
